Protecting What Makes Green Hills East Special
Green Hills East is the namesake for the Green Hills area and was one of the first residential developments outside Nashville’s city center — a collection of homes on quiet, tree-lined streets that have defined this corner of the city since the late 1920s. With Nashville's recent growth spurt, some recent development has felt out of scale with the homes and streets that give this neighborhood its identity. A Neighborhood Conservation Zoning Overlay (NCZO) is a zoning protection that requires new construction and exterior renovations to fit the character and scale of the neighborhood - this is what Green Hills East is currently considering.

The yellow home in the foreground is an original contributing home — exactly the kind of historic cottage that defines the character of Green Hills East. The modern structure rising behind it was built on an adjacent lot with no design guidelines, no character requirements, and no neighborhood input.

What’s Next?
A neighborhood vote will be happening in late May & June. Every property in Green Hills East will receive one physical ballot per household. These ballots will be distributed by Neighborhood Block Captains. Additionally, there will be an upcoming community meeting held in June by our Council Member Jeff Preptit to answer to any remaining questions neighbors may have.
